- Property size: Larger properties take more time to inspect thoroughly. Our standard pricing applies to typical residential homes. For particularly large properties, rural acreage, or multi-dwelling sites, we'll confirm your pricing before you book.
- Property type and age: Older properties, particularly those built before 1980, often require more detailed assessment due to the construction methods of the era, the potential presence of asbestos-containing materials, and a higher likelihood of deferred maintenance. This can extend inspection time on complex older homes.
- Accessibility: Properties with restricted roof void or subfloor access, steep sites, or non-standard construction may require additional time. Where significant access limitations are identified prior to the inspection, we'll discuss this with you in advance.
- Location: Our standard house inspection rates apply across metropolitan Melbourne and the regions we service, including Ballarat, Gisborne, Epping, Kilmore, Bundoora, Clyde, and Cranbourne. For locations at the outer edges of our service area, a travel surcharge may apply; we'll always confirm this before you book.
