What Is a New Construction Inspection and Why Do You Need One?

A new construction inspection is an independent, professional assessment of your new home at key stages throughout the building process. Unlike the builder’s own checks, which are conducted in the builder’s interest, IBC’s inspections are carried out entirely on your behalf, with your investment as the only priority.

Many new homeowners assume that because a home is brand new, it must be defect-free. Unfortunately, that is rarely the reality. Builders manage multiple subcontractors across multiple sites simultaneously, and errors in workmanship, materials, and compliance are more common than most people realise. Without an independent inspection for new construction, these defects may go undetected until well after you have moved in. At this point, they are significantly harder and more costly to address.

The Four Key Construction Inspection Stages

IBC recommends an independent construction inspection at each of the four critical milestones of your new build. Each stage inspection takes between one and three hours depending on the size of the property, and your detailed report is delivered within 24 hours.

Stage 1 - Pre-Slab (Base Stage) Inspection

Carried out before the concrete is poured, this is arguably the most important stage inspection of the entire build. Errors at this stage, if left undetected, can affect the structural integrity of your entire home and may not become apparent until years later.

Our inspector will assess the excavation depths and footing layout, steel reinforcement placement and coverage, vapour barrier installation, termite protection measures, and compliance with the engineer’s approved design. Once the concrete is poured, these elements are permanently locked in. There is no second chance.

Stage 2 — Frame Stage Inspection

Completed after the timber or steel frame has been erected and approved by the builder’s surveyor, our frame stage construction inspection goes significantly deeper than the builder’s standard check.

We assess the wall frames, roof trusses, bracing, lintels, load-bearing members, slab levelness, window and door frame positioning, plumbing waste outlet locations, and insulation wrap, all measured against Australian Standard AS1684.2 and the approved engineering plans.

Stage 3 — Lock-Up Stage Inspection

The lock-up stage is reached when the external doors, windows, and roof covering are installed, marking one of the largest progress payment milestones of the build.

We check the roofing and all flashings, brickwork and external cladding, window and door installation, plasterboard and cornice, waterproof membranes in wet areas, gutter fall and drainage, and overall compliance with the Building Code of Australia.

Stage 4 — Practical Completion Inspection (Handover)

The final and most comprehensive stage of the new construction inspections process, the Practical Completion Inspection (PCI) is your last opportunity to identify defects and request rectification before you take possession of your home.

Our inspector conducts an exhaustive assessment of the completed dwelling, comparing the finished construction against the approved plans and checking that all components, roofing, internal linings, fixtures, wet areas, cabinetry, skirting, doors, and more, comply with the relevant Australian standards and your contract specifications. Any items identified at this stage must be addressed by your builder before handover.
