Building & Pest Report

Our most requested report is a combined pre-purchase building and timber pest inspection delivered as a single, comprehensive document. This report covers the full structural condition of the property alongside a complete timber pest and termite assessment, giving buyers across Victoria everything they need to make an informed purchase decision.

What’s covered: Structural integrity, roof void, subfloor, interior and exterior conditions, drainage, site hazards, active and historical timber pest activity, termite risk rating, and expert recommendations. Compliant with AS 4349.1 and AS 4349.3.

Pre-Plaster Stage Inspection Report

Produced during the framing stage of a new build, before internal wall lining is installed, this report is one of the most critical property inspection reports in the construction process. Once plaster goes up, defects in framing, bracing, insulation placement, and waterproofing become concealed and costly to rectify.

What’s covered: Frame and truss inspection, bracing compliance, nogging and blocking, window and door openings, waterproofing membranes, and pre-plaster checklist items in accordance with relevant Victorian building standards.

Pool Fence Compliance Report (Non-Compliant)

This sample illustrates how a pool barrier compliance inspection is documented when non-compliant items are identified, the most common outcome for existing pool and spa barriers inspected under Victoria’s Building Regulations 2018. It clearly shows how deficiencies are recorded, photographed, and described, and what steps are required for rectification.

Conducted during the Defects Liability Period, typically the 3 to 12 months following practical completion of a new build, this report captures any defects that have emerged since handover. It provides owners with documented evidence to present to their builder for rectification before the liability period expires.

Practical Completion Inspection Report
(Pre-Handover)

Produced at the final stage of a new build, immediately before the owner takes possession, this pre-handover report is your last opportunity to identify and document defects before they become your financial responsibility.
